If you are getting a loan, getting pre-approved by your lender is a critical first step. Not only will you know exactly how much home you can afford, a pre-approval also makes you look stronger in the eyes of a seller – critical in any market!

Strategic Home Search

Once I learn about your homebuying wants and needs, I will set up a search for you on the MLS which will email you all of the properties available that might be a good fit. Together, we can look through the options, discard the ones that aren’t a good fit, and make a plan for viewing the ones that are. We can do this work through an online portal so we can both be on the same page. This is a great communication tool we can utilize throughout the search. As you view more homes, you will better understand the options out there and together we can hone your search. We will tour the homes that best fit your criteria. If you wish, you can also drive by available homes and give me a list of the ones you want to take a closer look at. 

I have worked with buyers who looked at dozens of homes before finding the right one and other buyers who were ready to make an offer the first day. This is a collaborative process and I am here for you in either scenario!

Writing the Offer

Once we have found the right home, it’s time to implement your offer strategy. Before this point, we will have discussed what offer options are a good fit for the market and your comfort level. Among other things, the offer will spell out how much you are willing to pay for the home, your financing plan, and other important terms of the sale including closing date. There are many details that go into an offer, but rest assured, I will work diligently on your behalf, communicating with the listing agent and learning about what the sellers need, then balancing that with what you need, with the goal of crafting an offer that gets you the home you want! 

Communication is key and I establish an open connection with the sellers right away.

Negotiating with the Sellers

Once the offer is sent to the listing agent, it can either be accepted as written, rejected, or a counteroffer will be presented. In the event of a counteroffer, we will review the sellers’ proposed terms which you can then accept, reject, or counter. If the offer is accepted by both parties, we are then at a state of mutual acceptance which then moves us to the pending to closing timeline stipulated in the purchase and sale agreement. 

Although it is possible to get an offer that is accepted without a counteroffer, often there is some back-and-forth negotiation that needs to happen. I am a Certified Negotiation Expert and am ready for the challenge!
